A home decision often starts with a question: What should we repair? Could this room work better? What would an update involve?
You may need a conversation about the work, help interpreting an existing inspection report or a way to picture proposed changes. Our Home Owner Services page brings those options together for people buying, selling or improving a home in Pierce and King Counties.
Start with a free Design/Construction Consultation
Choose this when you want to discuss your ideas, a repair list or the scope of a project.
The consultation is free. It includes an in-person visit at your home for up to one hour with our in-house design team and up to one hour with our general contractor/estimating team. We discuss your goals, practical options and the preliminary investment involved.
Receive a floor plan with measurements, a standard preliminary proposal outlining the proposed work and estimated investment, and a concept image to help visualize the proposed improvements. Construction and repair work are priced separately.
An initial 30-minute conversation can be booked online; the in-home design and estimating visit is arranged separately afterward.
Bring a few photos, your priorities, the timing you have in mind and what you want to keep. You can involve your agent, but you do not need one to start.
Use Inspection Report Pricing & Priorities for an existing report
An inspection report can contain many findings without making the next construction decision obvious.
Our AI converts a buyer’s or seller’s existing home inspection report into repair priorities and estimated repair pricing, written in plain English. Use the results with your agent or project team to plan the next step.
It can help you distinguish findings that deserve prompt attention from items to plan for later or address through routine maintenance. It also helps frame questions about which tasks need a qualified professional.
The review uses the report you provide. It does not replace a property inspection, establish the cause of concealed damage or confirm a final construction scope. Some conditions need an on-site review or specialist assessment before the work can be priced reliably.
This is a separate paid option. Check the current service page for the fee and details. You do not need to purchase it to ask us about construction work.
Choose the Rendering & Pricing Kit to explore proposed changes
A dated room can make it difficult to picture what an update might achieve. The Rendering & Pricing Kit pairs concept renderings of proposed improvements with preliminary pricing for the work shown.
The kit includes a shareable PDF that sellers and agents can use in listing presentations, open houses and other property marketing. Buyers can also use it to visualize updates to a home they are considering. You can request this kit separately from an in-home consultation.
The images are proposed concepts. Keep that description visible whenever they are shared, alongside photographs of the home’s current condition. A rendering does not show completed work or confirm that every pictured change is feasible.
This is also a separate paid option. Confirm the current details on the service page before choosing it.
Have a focused repair list? Tell us about it
You can describe localized demolition, repairs, rebuilding and finish work directly. No paid planning service is required to ask about the work.
Share the area involved, what you have noticed and any real deadline, such as a planned listing or move. If you already have a report, identify the relevant findings. That helps us discuss what needs assessment and how to define a focused scope.
For a full kitchen, bathroom, whole-home remodel or addition, the Plan My Project page is another useful starting point.
Match the next step to your question
Choose a consultation for a discussion about your home and the work. Choose report review when you need help organizing an existing inspection. Choose the rendering kit when you want to explore and share a proposed update.
Improvement costs and market outcomes vary. Discuss listing strategy with your real estate professional rather than assuming an update will recover its cost.
